5 Signs Your Flat Roof May Need Replacing (Before It Starts Leaking)

Published on 25 May 2026 at 17:30

Most flat roofs do not suddenly fail overnight. In many cases, there are warning signs long before water starts finding its way inside.

If you have a garage, extension, conservatory or flat roof in Plymouth or surrounding areas, these are some signs to look out for.

1. Standing Water After Rain

A flat roof should allow water to drain correctly. If water sits on the roof for long periods after rainfall, it can place extra stress on the surface and highlight drainage issues.

Small puddles may not seem like much now, but over time they can become a bigger problem.

2. Cracks, Splits or Ageing Felt

Older felt roofs often show visible signs of wear over time.

Look out for:

✔ Cracks
✔ Splits
✔ Lifting edges
✔ Surface deterioration
✔ Areas that appear worn or uneven

These can allow moisture to work its way into the roof system.

3. Damp Patches or Water Marks Indoors

Sometimes the roof gives you clues from inside the property first.

Keep an eye out for:

  • Damp patches on ceilings
  • Staining
  • Peeling paint
  • Signs of moisture around edges and corners

These may indicate water ingress and should be investigated.

4. Multiple Repairs Over Time

If the same roof keeps needing repairs, patching or temporary fixes, it may be worth considering replacement rather than ongoing maintenance.

A long-term solution can often save time and repeat repair work.

5. The Roof Has Reached the End of Its Service Life

All roofing systems age. Weather exposure, rain, temperature changes and general wear can affect performance over time.

If your roof is older and showing several of the signs above, it may be time to have it assessed.
